Hillsboro Property Owner LLC, a joint venture of The Related Group and  Dezer Development, proposes to build luxury residential condominiums and villas at 1174-1185 Hillsboro Mile on nearly 12 acres of land. The property is divided in two by Hillsboro Mile with the east side planned as a 15-story building with 112 units and the west side parcel planned as 9 villas with an 11 slip marina and other amenities for unit owners only.

Conservation easement

Ensures no development on the dunes

 

Density

16 dwelling units per acre or 188 units. The project is providing lower density at 121 units.

Setbacks

The project increases side setbacks to 25 feet for one-story parking podium and 107 feet for primary building.

Benefits to the Town of Hillsboro

Increased Tax Base + Recurring Revenue

Based on the projected sellout, the proposed 121 residential units would generate $1,439,527 annually in ad valorem taxes to the Town.

Beach Access and Renourishment Easement

The Town and residents will be granted an access easement on site for beach maintenance and/or renourishment.

Capital Improvements

The developer agrees to bury overhead utilities at and adjacent to the development parcel and make a contribution to partially fund burying overhead utilities for the Town.

Sea Turtle Regulations

The proposed residential buildings will be required to comply with current sea turtle regulations mandated by the State for: lighting, minimal glass reflection and limited dune crossovers.

 

Benefits to Residents

 

Less Density

The proposed project is for 121 units- 67 units less than is currently permitted. 

Less Traffic

The proposed 121 units generates 23% less traffic in the morning and 33% less traffic in the evening in comparison to the 188 residential units that are currently permitted.

 

Improvement of Coastal Dune 

24%, or 125,310 square feet, of the development parcel is safeguarded for coastal dune preservation and restoration.
